🏠 New SA Tenancy Law – Effective 1 July 2024
Under the Residential Tenancies (Miscellaneous) Amendment Act 2023, new South Australian (SA) regulations came into effect on 1 July 2024.
A key reform focuses on tenant safety and the ability to exit the rental property quickly in an emergency, such as a fire.
🔑 The Law Regarding Locks
The Requirement: Tenants must be able to exit the rental property freely and quickly from the inside without a key.
Impact on External Doors: This means that any lock on an external door (an exit door) that requires a key to be opened from the inside (such as certain keyed deadlocks) is now considered non-compliant. Landlords must replace or change these locks to a type that can be opened from the inside via a turn-snib or knob.
Scope: While the most significant impact is on external exit doors, the principle applies to any lock that prevents a tenant from leaving the premises quickly.
Compliance & Penalties: Landlords and property managers who fail to ensure these exit locks are compliant may face substantial fines and enforcement action.
